Transaction Coordination Services

• contract review  & clean up
• submit electronic file to office for processing
• request missing forms & signatures to meet broker compliance
• send out introductory emails to all parties
• inform you of contract and contingency dates
• assist with inspection addenda, other addenda
• follow-up on HOA/condo documents and transmittal status
• order pest inspection
• order home warranty
• communicate with title company and lender to provide and request information and schedule settlement 
• request preliminary settlement statement
• send out settlement notice emails
• submit final  ALTA/HUD-1 to broker

* If contract is released within 14 days of contract acceptance date, only $60 will be due upon release.

* If contract is released after 14 days of contract acceptance date, $195 will be due upon release.

* If you have buyer and seller sides, contract to close price is $675.  If released within 14 days of contract acceptance date, $75 is due, if after 14 days of contract acceptance date $250 will be due upon release.

• we compile & complete offer & send to you to review
• send to buyer to review and sign electronically
• compose & send offer summary email with offer attached to listing agent with you copied in (or to you to send, if preferred)

Add $50 if rush or off hours. See below

If needs to be sent for signatures within 3 hrs. of receiving completed intake form during 9 to 3 reg. bus. hours or if submitted after 3 p.m. for same evening or in evening for next day by noon

o

if needs to be completed during a weekend / federal holiday

o

Always subject to our availability and can only meet deadlines if have received all information required to complete offer within timeframe.

*This service is only available if we are also doing your Contract to Close work, if accepted.  If TC work doesn't come to us once under contract, an additional $100 fee will be due.

• upload any disclosures & photos to BRIGHT

Lease Listing Compliance Only - $75

• review & clean-up documents
• submit electronic file to office for processing
• request missing forms & signatures to meet broker compliance
• work to get it approved for commission by your office

*These services are only available if we are also doing your lease, once a tenant is accepted.   If TC work doesn't come to us once a tenant has been accepted, an additional $100 fee will be due.

 Leases - Paperwork & Compliance - $150

  If lease prepared by co-op agent for your listing - lease compliance only - $75
